An investor first.
Which is why I saw the problem.

I've been investing in Bangalore real estate since 2010. Long before I thought about building Lakush, I was on the buying side of the table — deal after deal, project after project. And the more I bought, the clearer one thing became: the entire process is built for everyone except the buyer.

The spam never stops — ten calls a day the moment you show the faintest interest. Support is an illusion: attentive until you sign, silent the moment you actually need help. And the people guiding you — the brokers and channel partners — aren't working for you at all. They're developer-friendly by design, paid by the developer, aligned with the developer. The buyer is the last priority in their own purchase.

I watched it happen to others. I felt it myself. Inflated numbers, charges that surface only at the end, urgency manufactured to push a signature. Nobody tells you the cons. Nobody tells you to wait. Nobody walks you through the real math after possession.

"I'd seen the gap from the inside for over a decade. At some point, seeing it wasn't enough — someone had to fill it. So I did."

That's Lakush. India's buyer-first real estate platform — where the buyer is the king, not the afterthought. Transparent by default. No spam, ever. No force-selling — only honest advisory. We'd rather say "not this one" or "wait" and keep your trust than close a deal and lose it. Because the only person we work for is the one buying.

For most of us, this happens once.

One home. One life's savings. One decision you live inside for the next thirty years.
That's not a sale. That's everything.

Six things we refuse to compromise on.

Every other rule, process, and decision at Lakush flows downstream from these. If something here ever stops being true — we stop being Lakush.
i.

The buyer is the only client.

Not the developer. Not the channel partner. Not the tower with the highest commission. Buyer-first isn't a slogan — it's the org chart.

ii.

We will tell you the cons.

Every project has them. Bad clubhouse-to-flat ratio. Premium-priced micro-market. 4 competing supplies within 2km. We'll surface every one — even if it kills the deal.

iv.

Zero buyer fee. Forever.

You will never pay Lakush a rupee. No "advisory fee", no "site-visit fee", no hidden cuts from your registration cheque. Our incentives sit entirely on the developer side — but our loyalty doesn't.

v.

No FOMO. No spam.

We don't call ten times. We don't engineer fake urgency. We don't text "last 2 units" when there are 47. The pressure-selling industry standard is the exact thing we exist to undo.

vi.

Data over drama.

Every recommendation comes with the math behind it. Yields, supply pipelines, builder track record, exit costs, real escalation curves. If we can't show the data, we won't make the claim.

Of all clarity calls

A short walk through a long frustration.

Lakush wasn't built in a boardroom. It was built over a decade of buying property in Bangalore — feeling, deal after deal, exactly how stacked the process is against the buyer.
2010–2023 · The frustration

A decade on the buying side.

Jagan Cherukuri spends years investing in Bangalore real estate, and the same pattern repeats every deal — non-stop calls, charges that surface only at the end, support that vanishes after the signature. Brokers and channel partners are developer-friendly by design. Nobody is structurally on the buyer's side.

2026 · The build

Lakush is founded.

A buyer-first real estate platform launches in Bangalore. The founding rule: zero buyer fee, every con on the table, no force-selling — and the freedom to say "wait" or "not this one." Trust earned by losing the wrong deals, not just closing them.

What's next

Building what didn't exist.

Lakush is expanding the framework — buyer-audit tools, a real-cost calculator, a data-backed neighborhood index. The goal isn't to be the biggest. It's to be the one buyers can trust without asking why.

Promises, kept structurally — not emotionally.

Anyone can promise honesty. We've built the structure that forces it.
01

Every report shows the downsides first.

Our project audits open with cons before pros. The premium vs. the area. The supply pipeline within 2km. Builder concerns. We argue against the sale before we ever argue for it.

Built into the template
02

We pre-write the "walk away" verdict.

Every Lakush report contains a "Walk Away If…" section. The exact conditions under which the buyer should not buy this project. Locked in. Not negotiable. Not removed before delivery.

Mandatory in every audit
03

Zero buyer fee — by constitution.

We've structurally aligned our incentives only on the developer side. The buyer pays nothing. Ever. Which means the buyer is free to walk — and the leverage stays with them, not us.

Founding principle
04

One follow-up. Then silence.

We follow up exactly once after a clarity call. If you don't reply, we don't push. No drip campaigns. No fake-urgency texts. No "is now a good time?" loops. The space to think is part of the service.

Operational policy

Bring your questions.
We'll bring the data.

15-minute clarity call. No follow-up spam. No pressure. Just an honest read on whether you should buy, wait, or walk away — from someone who has zero reason to lie.
